加州住房負擔能力跌至16年來最低點

根據加州房地產協會最新發布的數據,2023年第二季度加州的住房可負擔性達到16年來的最低點。而低住房可負擔性與利率持續停留在6%以上,以及房屋價格因庫存不足而持續飆升的情況密切相關。

數據顯示,在加州只有不到五分之一的人,確切地說是16%的人,能夠負擔得起一間中位價格的獨立屋。此外第二季度的數據較2023年第一季度的19%有所下降。

如果我們拿2012年第一季度來做比較,在那個時候,能夠購買加州中位價格獨立屋的購房者比例高達56%,可見當時的住房市場情況與現在相比有明顯不同。

同樣令人驚訝的是,加州房地產協會的數據顯示,加州購房者需要最低收入208,000美元,才有能力購買中位價格約830,000美元的房屋。

另外,如果購房者有資格獲得按揭貸款,並且符合20%的標準首付要求,以及約6.6%的利率,則可以預計每月的房貸支付大約為5,200美元。

值得注意的是,Siskiyou County、Plumas County、Shasta County、Tehama County 是加州五個最負擔得起的縣市。而加州最不負擔得起的縣市和以往相似。Mono County,即 Mammoth Lakes 的所在地,是加州最不負擔得起的縣市,只有5%的居民有能力購買房屋。Santa Barbara County 為10%,San Luis Obispo County 為11%,Monterey County 和 Orange County 同樣為12%,並且都排在加州房屋最負擔不起的縣市排名第五位。

Los Angeles County 的住房可負擔性指數為15%,San Bernardino County 則是南加州中所有縣市中最負擔得起的縣市,其可負擔性評分為30%。
